New figures released from the Office of National Statistics reveal that at over 2,600, Essex has the highest number of completed loans via the scheme in the East of England. Thurrock and Basildon have the highest proportion of completed Help To Buy mortgages relative to population, followed by Harlow, Braintree and Southend-on-Sea.
We recently covered the importance of choosing the right property solicitor (known as a conveyancer) to ensure buying your new home goes as smoothly as possible – a local conveyancer’s knowledge of the area means their time can be spent on the legalities of moving house, rather than on researching land they are already familiar with.
Moving home can be stressful (and expensive) and so anything that makes things a little easier should be welcomed with open arms. As well as conveyancing services, the Government’s Help To Buy: Mortgage Guarantee scheme offers financial support.
The Help To Buy: Mortgage Guarantee Scheme with Conveyancing from Backhouse Solicitors
The government’s Help to Buy: Mortgage Guarantee scheme is designed to help homebuyers either get on or move up the property ladder, especially if saving for a larger deposit is proving difficult. Available for properties worth up to £600,000, the scheme is suitable for first-time buyers and movers and works as a normal mortgage does. The difference is that the Government gives mortgage companies the option to purchase a guarantee on mortgage loans, encouraging better mortgage lending rates.
Applying for a Help To Buy: Mortgage Guarantee loan
The scheme is available from many mortgage lenders in Essex. You can apply either directly from a high street lender, or using a mortgage broker. Get an agreement in principal and next, you can begin looking for your new home. When you’ve found it, had your offer accepted, and formally applied for a mortgage, it’s time to bring in Backhouse Solicitors to do the legal legwork. We act as the intermediary between you, the mortgage lender and the seller. Our conveyancers look over all contracts passed between the parties, deal with the land registry, stamp duty and the transfer of money during the sale.
